Maybe you\u2019re hoping to pull some much-needed <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2018\/03\/07\/va-backed-cash-out-refinancing-7-things-to-know\/\" target=\"_blank\">cash out of your mortgage<\/a>, or use your improved credit score to land a <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2018\/02\/27\/irrrl-101-how-to-use-vas-refinancing-program\/\" target=\"_blank\">lower interest rate<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Whatever the reason, if you\u2019re considering a refinance, don\u2019t make the decision in isolation. Here are just a few of the resources available, whether you\u2019re seeking a VA-backed refinance or just testing the new-loan waters.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>1. Lean on your lender. <\/b>Most borrowers put in a good amount of legwork selecting the lender for their mortgage. Then, after finding a company that can meet their needs and provide proper service, they sometimes chase a lower rate to refinance the loan &#8230; and it doesn\u2019t always work out.<\/p>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/home-hq\/2017\/12\/26\/just-closed-your-va-loan-beware-of-refinancing-scams\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"145\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/08\/Scam.jpg.jpg?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">Just closed your VA loan? Beware of refinancing scams<\/h3>\n\t\t\t\t\t\t\t\t\t<p class=\"smg-interstitial-link__excerpt\">Guaranteed rates, unusual payment methods &#8230; and other signs that a loan offer is too good to be true.<\/p>\n\t\t\t\t\t\t\t<\/div>\n\t\t<\/a>\n\t<\/aside>\n\t\n\n\n<p class=\"wp-block-paragraph\">\u201cShow the offers to your mortgage lender,\u201d recommended <a href=\"http:\/\/www.juanitacharles.com\/\" target=_blank>Juanita Charles<\/a>, an Army veteran and Realtor for the area around Kentucky\u2019s Fort Campbell. \u201cThat way they can vet the offers for you. Very often, those offers are adjustable rates loans &#8230; that&#8217;s why the rates are so low. And oftentimes, they are outright lies.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In some cases, your lender may be willing to match a competitor\u2019s offer. In others, it may be worth researching the new company, and the new offer, and pulling the trigger for a lower rate.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>2. Realtor at the ready? <\/b>Your real estate agent isn\u2019t a loan officer, but chances are if they\u2019re experienced at dealing with VA-loan users, they\u2019ve heard plenty about refinances. They\u2019re also very familiar with the going loan rates, so they can serve as reality checks on too-good-to-be-true offers.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>3. Unbiased advice. <\/b>Research is a must, but web searches likely will land potential borrowers on the websites of lenders. Instead, dig into materials such as the refinancing guide <a href=\"https:\/\/www.federalreserve.gov\/pubs\/refinancings\/\" target=_blank>put out by the Federal Reserve Board,<\/a> or a (shorter) breakdown of refinancing options <a href=\"https:\/\/www.usa.gov\/mortgages\" target=_blank>at USA.gov<\/a>. Worried your deal might not be on the level? VA support. <\/b>VA-backed refinance loans come with very specific strings attached. Do your research into VA cash-out refinancing and Interest Rate Reduction Refinance Loan programs to find out what\u2019s allowed and what isn\u2019t; if a lender\u2019s proposal runs afoul of these rules, it\u2019s a major red flag.
