That\u2019s great news for inexperienced agents who work really hard to be that first agent you speak with; it\u2019s not so great for the client who doesn\u2019t know how little experience that <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2017\/12\/06\/do-your-homework-on-military-friendly-realtors\/\" title=\"\" class=\"\" target=\"_blank\">agent<\/a> may have with understanding the market, negotiations, contracts, <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2018\/02\/23\/va-loans-and-new-construction-when-and-how-it-can-work\/\" title=\"\" class=\"\" target=\"_blank\">construction<\/a>, <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2018\/01\/16\/va-appraisal-rules-amp-regulations-why-location-matters\/\" title=\"\" class=\"\" target=\"_blank\">appraisal<\/a> and financing.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Military families have unique home-buying situations that confound most Realtors who are used to working with the civilian market. We buy a home in two or three days because we can only get <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2018\/03\/21\/going-remote-quick-tips-for-house-hunting-from-a-distance\/\" title=\"\" class=\"\" target=\"_blank\">so much time for house-hunting<\/a>, and many of us buy sight unseen; the average civilian family takes two to three months to select that right house.<\/p>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/home-hq\/2018\/01\/03\/virtual-reality-meets-real-estate-with-military-movers-as-the-target-audience\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"197\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/08\/Savvy-12.jpg.jpg?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">Virtual reality meets real estate, with military movers as the target audience<\/h3>\n\t\t\t\t\t\t\t\t\t<p class=\"smg-interstitial-link__excerpt\">Get a 360-degree tour of homes at your next duty station &#8230; from your couch.<\/p>\n\t\t\t\t\t\t\t<\/div>\n\t\t<\/a>\n\t<\/aside>\n\t\n\n\n<p class=\"wp-block-paragraph\">We\u2019re also not buying the house for ourselves \u2014 we\u2019re buying for whoever will buy it or rent it from us in two or three years, when Uncle Sam says it\u2019s time to go. We won\u2019t have the luxury of remaining in the house if we can\u2019t sell it or rent it, so that means we can\u2019t necessarily buy that quaint little property with so much character, or a home that would otherwise limit the number of future buyers and renters.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We need to work with Realtors who understand the unique needs of military families, and that means we need to ask the right questions when we first speak with a Realtor. Don\u2019t assume anything!<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The following list is a good starting point:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>1. <\/b>What\u2019s your experience with working with home buyers (Remember, many agents work just with listings, some with just renters, and others work as showing agents)?<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>2. <\/b>How many homes do you typically sell per year? At <a href=\"http:\/\/milhousingnetwork.com\/\" title=\"\" class=\"\" target=\"_blank\">MilHousing Network<\/a>, we typically look for Realtor partners who have sold 30 or more homes in a year to ensure they are current on market conditions and have good relationships with the listing agents.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>3. <\/b>How much of your business is with VA loans? Again, for partners, we\u2019re looking for at least one VA loan closing per month.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>4. <\/b>Do you have a lender that you recommend for working with a VA home loan? A Realtor who works with many VA loans will have a trusted lender who will take especially good care of you because they have a good relationship with that agent. Ask that lender about their experience with the agent, too.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>5. <\/b>In what part of the city do you sell most of your homes?
