Think before you renovate"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Military families facing a permanent change-of-station may have limited time to prepare their old home for sale. Home HQ asked military real estate experts how to maximize that time; here are a handful of their best suggestions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>1. First impressions.<\/b> \u201cWhen a buyer comes up to a house, we have to have good curb appeal,\u201d said Kathleen Ricketts, who <a href=\"https:\/\/www.century21.com\/real-estate-agent\/profile\/kathleen-ricketts-P25360603\">serves the Chicago suburbs<\/a> and teaches a Military Relocation Professional certification class offered by National Association of Realtors.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If the military family is pressed for time, or is already at the service member\u2019s next duty station, \u201cthat\u2019s where the agent needs to get in gear,\u201d Ricketts said. \u201cWe all have resources. You call your landscaper, I\u2019ve known agents who\u2019ve done it themselves. I\u2019ve put my husband on detail.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">It\u2019s one of many reasons to <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2017\/12\/06\/do-your-homework-on-military-friendly-realtors\/\" title=\"\" class=\"\" target=\"_blank\">do research on your Realtor<\/a>, Ricketts said. If you\u2019re not getting the support you feel you deserve, it may be time to switch. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>2. Go generic.<\/b> As a seller, you want prospective buyers to see the home as their own, said Juanita Charles, an Army veteran who\u2019s <a href=\"http:\/\/www.juanitacharles.com\/\" title=\"\" class=\"\" target=\"_blank\">now an agent<\/a> in the area around Fort Campbell, Kentucky. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cDepersonalizing is as simple as removing family photos and replacing them with tasteful art,\u201d Charles said. \u201cYou want people to be able to imagine their own families in the home.\u201d <br><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>3. Don\u2019t overdo it. <\/b>Sellers with good intentions can end up costing themselves money, said Lauren Taylor, a Navy spouse and <a href=\"http:\/\/www.taylorrealtysd.org\/\" title=\"\" class=\"\" target=\"_blank\">Realtor in San Diego<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cI can\u2019t tell you the amount of times I\u2019ve met with clients and they\u2019ve walked me through their house and they say, \u2018We just put in this $5,000 <a href=\"http:\/\/www.hgtv.com\/design\/topics\/kitchen-backsplashes\">backsplash<\/a> because we know that\u2019s going to make our house sell for more,\u2019 \u201c Taylor said. \u201cAnd I think, \u2018Oh, my God, no. You should\u2019ve just painted the front door.\u2019 \u201c<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>4. To paint, or not to paint? <\/b>Peeling or stained walls aren\u2019t exactly welcoming for buyers, but Travis Winfield, a retired Navy command senior chief who is now <a href=\"http:\/\/thewinfieldgroup.org\/\">a Realtor in San Diego<\/a>, said there can be a downside to breaking out the brushes.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cA lot of people have the wrong idea,\u201d Winfield said. \u201cThey\u2019ll say, \u2018I want to paint the whole house.\u2019 Well, why? You know, the person who comes in may not like the paint color.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bob Luckett, a Vietnam veteran and founder of <a href=\"https:\/\/www.veteransnextmission.org\/\" title=\"\" class=\"\" target=\"_blank\">Veterans Next Mission<\/a>, which helps veterans build careers in the construction industry, suggested a paint job should come after repairs and \u201cdecluttering,\u201d but issued a warning similar to Winfield\u2019s.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cMake sure that any painting is for the masses in that it\u2019s a color that appeals to most,\u201d Luckett said. \u201cThat shade of purple make look great as a tie or scarf, but makes a room dark and closed in when painted on the walls.\u201d<br><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>5. Remember the basics. <\/b>All of our experts suggested that sellers speak to their real-estate agent to determine what fixes are best for their particular housing market.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">And while the appearance of the house is critical, it means little if the asking price is far off the mark.
