Maybe they need driveway work in the middle of winter. Maybe the paint is in bad shape &#8230; but not as bad as the weather.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">VA provides a way to continue the <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/11\/13\/7-reasons-to-consider-a-va-loan\/\" target=_blank>home-buying process<\/a> in the face of these hiccups by way of an escrow account. This isn\u2019t the same escrow that buyers will pay in as part of their <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/\" target=_blank>lending agreement<\/a>, nor is it the same one containing earnest money or other funds related to closing the deal.<\/p>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/home-hq\/va-loan-center\/2017\/12\/07\/va-loan-basics-getting-your-certificate-of-eligibility\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"225\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/08\/application.JPG.jpg?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">VA loan basics: Getting your Certificate of Eligibility<\/h3>\n\t\t\t\t\t\t\t\t\t<p class=\"smg-interstitial-link__excerpt\">4 steps to start a critical part of the home-buying process.<\/p>\n\t\t\t\t\t\t\t<\/div>\n\t\t<\/a>\n\t<\/aside>\n\t\n\n\n<p class=\"wp-block-paragraph\">Instead, as explained in VA\u2019s <a href=\"https:\/\/www.benefits.va.gov\/warms\/pam26_7.asp\" target=_blank>Lenders Handbook<\/a>, an escrow agent will withhold 1.5 times the cost of the repairs (as estimated by a third party) from the amount due to the seller at closing. Once the repairs are done, the money is released.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">These arrangements may be made by the lender without prior VA approval, but there are some requirements:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>The rest of the dwelling must be move-in ready: Escrow can\u2019t be used to cover major repair projects, or ones that would prevent buyers from staying in the new residence.<\/li><li>The delay in repairs \u201cmust not be unreasonable,\u201d with the guidance suggesting a 90- to 120-day window.<\/li><li>The delays \u201cmust be beyond the control\u201d of the seller.
