{"id":36297,"date":"2018-06-04T13:31:08","date_gmt":"2018-06-04T13:31:08","guid":{"rendered":"https:\/\/one.sightlinemg.com\/airforcetimes\/uncategorized\/2018\/06\/04\/this-va-backed-loan-can-help-you-afford-that-fixer-upper\/"},"modified":"2026-08-08T03:06:01","modified_gmt":"2026-08-08T03:06:01","slug":"this-va-backed-loan-can-help-you-afford-that-fixer-upper","status":"publish","type":"post","link":"https:\/\/one.sightlinemg.com\/airforcetimes\/home-hq\/2018\/06\/04\/this-va-backed-loan-can-help-you-afford-that-fixer-upper\/","title":{"rendered":"This VA-backed loan can help you afford that fixer-upper"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">An expanded VA loan program could bring more homes within reach of veterans and service members who are seeking properties that aren\u2019t exactly <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2018\/04\/13\/va-loan-property-requirements-8-rules-to-remember-when-choosing-your-next-home\/\" target=\"_blank\">move-in ready<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">VA already offers guarantees on certain loans for \u201calteration and repair,\u201d both of properties being bought with <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/11\/13\/common-va-loan-myths-and-the-facts-to-set-them-straight\/\" target=\"_blank\">VA loans<\/a> and of those being <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2018\/05\/23\/these-changes-to-va-loan-refinancing-rules-are-heading-to-trumps-desk\/\" target=\"_blank\">refinanced<\/a>. But that initial program, which took up about a half a page in the department\u2019s Lenders Handbook and offered few specifics, was replaced in April with an expansive how-to guide, walking lenders through the repair-loan process.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Some details from the new publication:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Purchase loans and regular (or cash-out) refinancing loans are eligible to include repair-based loans. The Interest Rate Reduction Refinance Loan isn\u2019t mentioned.<\/li><li>Repairs and alterations \u201cmust be those ordinarily found on similar properties of comparable value in the community.\u201d<\/li><li>Borrowers will be required to bring some cash to the closing table if the total of the sales price, repairs, contingency reserve, inspection and permit amounts is greater than the appraised value (or Notice of Value).
