But an <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/12\/07\/va-loan-basics-getting-your-certificate-of-eligibility\/\" target=\"_blank\">eligible veteran<\/a> can apply for what VA calls a \u201cconstruction\/permanent home loan\u201d that includes money to purchase the land in addition to funding the new home\u2019s construction.<\/p>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/home-hq\/2018\/01\/30\/va-loan-basics-know-your-time-in-service-requirement\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"200\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/08\/GettyImages-872909136.jpg.jpg?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">VA loan basics: Know your time-in-service requirement<\/h3>\n\t\t\t\t\t\t\t\t\t<p class=\"smg-interstitial-link__excerpt\">Thinking about a VA loan? Before you worry about finances, make sure your service makes you eligible.<\/p>\n\t\t\t\t\t\t\t<\/div>\n\t\t<\/a>\n\t<\/aside>\n\t\n\n\n<p class=\"wp-block-paragraph\">VA outlines the process in its <a href=\"https:\/\/benefits.va.gov\/warms\/pam26_7.asp\" target=_blank>Lenders Handbook<\/a>, but here are the highlights:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Payments on these loans begin only after construction is finished. Per the handbook, builders have up to a year to complete the home.<\/li><li>As with other VA-backed loans, the new construction must be the veteran\u2019s permanent residence.<\/li><li>Builders must pay construction-related fees, including but not limited to inspection and title update costs.<\/li><li>If the construction is not completed, VA will back only a portion of the loan. Calculating that value involves multiple factors, including money already paid out to the builder and the value of the construction already completed.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Two points for borrowers to take away: First, the land and the home are a package deal if VA is expected to play any part in the loan. Many well-known lenders don\u2019t traffic in these types of loans for a variety of reasons, including construction-related risks.
