{"id":41754,"date":"2018-04-13T14:11:58","date_gmt":"2018-04-13T14:11:58","guid":{"rendered":"https:\/\/one.sightlinemg.com\/marinecorpstimes\/uncategorized\/2018\/04\/13\/va-loan-property-requirements-8-rules-to-remember-when-choosing-your-next-home\/"},"modified":"2026-08-08T03:41:03","modified_gmt":"2026-08-08T03:41:03","slug":"va-loan-property-requirements-8-rules-to-remember-when-choosing-your-next-home","status":"publish","type":"post","link":"https:\/\/one.sightlinemg.com\/marinecorpstimes\/va-loan-center\/2018\/04\/13\/va-loan-property-requirements-8-rules-to-remember-when-choosing-your-next-home\/","title":{"rendered":"VA loan property requirements: 8 rules to remember when choosing your next home"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">When discussing the minimum property requirements for a home under the <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/11\/13\/common-va-loan-myths-and-the-facts-to-set-them-straight\/\" target=_blank>VA loan program<\/a>, three words often come up: \u201csafe, sound and sanitary.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Here they are in video form, for instance:<\/p>\n\n\n\n<iframe loading=\"lazy\" width=\"560\" height=\"315\" src=\"https:\/\/www.youtube.com\/embed\/6AD1BrMf3lk\" frameborder=\"0\" allow=\"autoplay; encrypted-media\" allowfullscreen><\/iframe>\n\n\n\n<p class=\"wp-block-paragraph\">It sounds simple, but the way VA determines whether those three words apply to a given property takes a few more words to sort out: The minimum property requirements section of <a href=\"https:\/\/benefits.va.gov\/warms\/pam26_7.asp\" target=_blank>VA\u2019s Lenders Handbook<\/a> runs about 4,700 words, for instance.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">While many of these guidelines are general safety requirements addressing everything from heating to electrical to construction concerns, or mandate compliance with local and\/or federal building codes, some are more specific. And while waivers are available under certain circumstances (check with your lender or <a href=\"https:\/\/www.benefits.va.gov\/homeloans\/contact_rlc_info.asp\" target=_blank>VA Regional Loan Center<\/a> for details), some flaws will torpedo your VA loan process.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Here\u2019s a quick rundown of the general guidelines. Note: Not all regions will come under all restrictions; homes in hot climates, for instance, likely will be <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2018\/01\/16\/va-appraisal-rules-amp-regulations-why-location-matters\/\" target=_blank>exempted<\/a> from heating requirements:<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>1. More than termites.<\/b> Yes, these critters can derail your plans, but VA also checks for other signs of structural problems, such as excessive dampness, evidence of settlement or poor workmanship.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>2. Water rules. <\/b>Springs or cisterns are allowed when other water-delivery methods aren\u2019t available or feasible.<\/p>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/home-hq\/2018\/01\/26\/eyeing-a-foreclosed-property-what-that-means-for-you-and-your-va-loan\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"200\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/08\/635623554684579046-129169102jpg.jpg?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">Eyeing a foreclosed property? Access rules. <\/b>Building-sharers, take note: VA-backed loan users must be able to enter their residence, and their backyard (if applicable) without entering someone else\u2019s living area.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>4. Roof repair. <\/b>If your new home needs a new roof and the old roof has three or more sets of shingles, VA requires they be stripped before the repair is made.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>5. Heating with wood. <\/b>Wood-burning stoves are permitted as a home\u2019s primary heating source, but a backup source must be able to keep areas with plumbing heated to 50 degrees.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>6. Nonresidential use. <\/b>VA loans are to be used solely for a veteran\u2019s permanent residence. Any property with more than 25 percent of its area designated for nonresident use doesn\u2019t meet VA requirements.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>8. Manufactured homes. <\/b>These structures must be anchored to the manufacturer\u2019s requirements, and must have the appropriate diagonal hurricane ties if they\u2019re located in <a href=\"http:\/\/www.manufacturedhousing.org\/wind-map\/\" target=_blank>Wind Zone II or III<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Think your ready for a property that passes muster?
