But they are now an option for <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/12\/07\/va-loan-basics-getting-your-certificate-of-eligibility\/\" target=\"_blank\">VA-backed borrowers<\/a>, and with the expected <a href=\"https:\/\/www.kiplinger.com\/article\/business\/T019-C000-S010-interest-rate-forecast.html\" target=\"_blank\">uptick in interest rates<\/a> for 2018, the loans may be worth a second look for some <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2018\/01\/30\/va-loan-basics-know-your-time-in-service-requirement\/\" target=\"_blank\">eligible service members and veterans<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The basic ARM mechanics don\u2019t change for VA loans: Borrowers get a lower-than-market-level interest rate at the start of the loan, which then rises as the loan matures. Traditional ARMs have annual adjustments; so-called \u201chybrid\u201d loans will lock in a rate for an extended period, then begin the climb.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Some VA-specific rules for these loan products, according to the agency\u2019s <a href=\"https:\/\/benefits.va.gov\/warms\/pam26_7.asp\" target=_blank>Lenders Handbook<\/a>:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Annual interest rate adjustments for traditional ARMs can\u2019t exceed one percentage point.<\/li><li>Interest rate increases can\u2019t exceed five percentage points over the life of the loan.<\/li><li>Hybrid ARMs with a fixed rate for less than five years can\u2019t adjust by more than one percentage point at the end of that fixed period, and the total adjustment over the life of the loan can\u2019t exceed five percentage points.<\/li><li>Hybrid ARMs with a fixed rate for five or more years can adjust by two percentage points after that period, and can increase up to six percentage points over the length of the loan.<\/li><\/ul>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/home-hq\/2018\/02\/12\/need-a-second-mortgage-from-va-heres-how-it-can-work\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"157\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/08\/GettyImages-866244810.jpg.jpg?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">Need a VA-backed second mortgage?
