{"id":5057,"date":"2022-08-16T14:20:54","date_gmt":"2022-08-16T14:20:54","guid":{"rendered":"https:\/\/one.sightlinemg.com\/marinecorpstimes\/uncategorized\/2022\/08\/16\/comparing-va-home-loans-to-other-options-would-be-easier-in-new-plan\/"},"modified":"2026-08-07T20:06:02","modified_gmt":"2026-08-07T20:06:02","slug":"comparing-va-home-loans-to-other-options-would-be-easier-in-new-plan","status":"publish","type":"post","link":"https:\/\/one.sightlinemg.com\/marinecorpstimes\/education-transition\/2022\/08\/16\/comparing-va-home-loans-to-other-options-would-be-easier-in-new-plan\/","title":{"rendered":"Why comparing VA home loans to other options might soon get easier"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">A new congressional proposal would require federal officials to better explain the costs and advantages of <a href=\"https:\/\/www.militarytimes.com\/education-transition\/2022\/06\/02\/lawmakers-worry-va-home-loans-arent-keeping-up-with-hot-housing-market\/\" target=\"_blank\">Veterans Affairs home loans<\/a> in an effort to dispel myths about the homebuying benefit.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The bipartisan bill, dubbed the <a href=\"https:\/\/reschenthaler.house.gov\/sites\/evo-subsites\/reschenthaler.house.gov\/files\/evo-media-document\/HR%208616.pdf\" target=\"_blank\">Veterans Affairs Loan Informed Disclosure Act<\/a> (or VALID Act), would require the veterans be provided a side-by-side comparison of conventional home loans, Federal Housing Administration offerings and the <a href=\"https:\/\/www.militarytimes.com\/education-transition\/2021\/12\/08\/va-home-loans-grow-in-popularity-but-challenges-for-buyers-remain\/\" target=\"_blank\">VA home loan program <\/a>as part of pre-purchase disclosure forms.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Supporters say the move would more directly show when VA loans may benefit would-be home buyers and encourage more usage of the program.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bill sponsor Rep. Guy Reschenthaler, R-Pennsylvania, said in a statement, \u201cAs a Navy veteran who used a VA home loan, I know how difficult the process can be. It\u2019s not surprising that only 10 to 15% of veterans report successfully using this significant benefit.\u201d <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cModifying the Informed Consumer Choice Disclosure requirement to include VA home loans will improve transparency and help more veterans achieve the American Dream.\u201d<\/p>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/news\/pentagon-congress\/2022\/06\/02\/lawmakers-worry-va-home-loans-arent-keeping-up-with-hot-housing-market\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"199\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/08\/881551.jpg.jpg?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">Lawmakers worry VA home loans aren\u2019t keeping up with hot housing market<\/h3>\n\t\t\t\t\t\t\t\t\t<p class=\"smg-interstitial-link__excerpt\">Despite federal backing and lower costs, the loans aren&#039;t always the easiest way for veterans to purchase a home.<\/p>\n\t\t\t\t\t\t\t<\/div>\n\t\t<\/a>\n\t<\/aside>\n\t\n\n\n<p class=\"wp-block-paragraph\">The VA home loan program has come under increased scrutiny in recent months as housing prices have risen sharply.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In fiscal 2021, department officials guaranteed more than 1.44 million loans valued at roughly $447 billion, a record high and up 15% from the previous year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">However, outside advocates have testified before the House Veterans\u2019 Affairs Committee that long wait times for processing the veterans loans coupled with other paperwork requirements have forced some veterans to drop the benefit in favor of quicker \u2014 but not always better \u2014 loan options.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Veterans using the benefit can secure a loan without a down payment or and with lower interest rates than conventional loans. But it does require special qualifying and appraisal rules, which can slow down completion of a home purchase.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example, VA officials have said the average wait time for a home appraisal through a VA loan is about 15 business days. For non-VA loans, that process is usually around two days.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">In March, officials from the the National Association of Realtors in partnership with VA released a video series for home buyers, sellers and real estate agents designed to dispel myths around the program and explain how the process differs from conventional loans.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The new legislation would build on that, showing the exact costs associated with the loans in order to \u201censure veterans engaged in the homebuying process have a complete understanding of the financing options available to them.\u201d<\/p>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/education-transition\/2022\/08\/14\/high-tech-tools-help-veterans-find-tech-careers\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"188\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/07\/rae-garcia.png.png?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">High-tech tools help veterans find tech careers<\/h3>\n\t\t\t\t\t\t\t\t\t<p class=\"smg-interstitial-link__excerpt\">With the help of Oplign, Amazon is using artificial intelligence to match skill sets of veterans and their spouses to careers post-service.<\/p>\n\t\t\t\t\t\t\t<\/div>\n\t\t<\/a>\n\t<\/aside>\n\t\n\n\n<p class=\"wp-block-paragraph\">The information would be included in the Informed Consumer Choice Disclosure Notice mandated for home sales by the Department of Housing and Urban Development.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cOur nation owes a debt of gratitude to those who put their lives on the line to defend our freedom,\u201d co-sponsor Rep. Derek Kilmer, D-Washington, said in a statement. \u201cThat means that every veteran should have a home.
