According to one expert, it\u2019s simple: They don\u2019t think it\u2019s available to them.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe biggest thing is, \u2018Well, I\u2019ve been out of the service for 15, 20 years, so I can no longer use it,\u2019 \u201d said <a href=\"https:\/\/www.century21.com\/real-estate-agent\/profile\/kathleen-ricketts-P25360603\">Kathleen Ricketts<\/a>, a 29-year real estate professional and an instructor with the National Association of Realtors\u2019 Military Relocation Professional program.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cAnd I\u2019m like, \u2018Why?\u2019 \u2018Well, I thought it expired,\u2019 they say. It didn\u2019t expire. It\u2019s yours. As long as they have an honorable or a general discharge, <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/11\/13\/7-reasons-to-consider-a-va-loan\/\">it\u2019s there<\/a>.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Lack of program awareness was one of several issues brought up by military-focused real estate professionals asked by Military Times about common concerns regarding the program. <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2017\/11\/15\/survey-young-active-duty-troops-outpace-civilian-peers-in-home-buying-market\/\">Active-duty troops<\/a> or those recently separated usually have the best grasp of the benefit, Ricketts said, either because of materials provided by their command or a familiarity with <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/11\/13\/common-va-loan-myths-and-the-facts-to-set-them-straight\/\">finding such details online<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Still, <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/11\/13\/common-va-loan-myths-and-the-facts-to-set-them-straight\/\">misinformation can be toxic<\/a> to the real estate process, said <a href=\"http:\/\/www.juanitacharles.com\/\">Juanita Charles<\/a>, an Army veteran and licensed Realtor in both Tennessee and Kentucky, serving an area near Fort Campbell.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cThe major challenge that I have faced has been other people outside of the transaction giving incorrect or nonapplicable information,\u201d Charles said. \u201cAlthough you may have an aunt who just bought a house in Florida, please don\u2019t allow that person to come between you as the buyer and your agent. You have hired a professional to take care of you, and so you should allow them to do their job.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>SELLER BE AWARE<\/b><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Just because a buyer understands how VA loans work doesn\u2019t mean the seller will be up to speed. It\u2019s a knowledge gap that can prove problematic when troops or veterans put in their VA-backed offers, said <a href=\"http:\/\/www.gonzalesteam.com\/\">Ernie Gonzales<\/a>, an Army veteran whose real estate business covers Las Vegas and Henderson, Nevada.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cIt is a common misconception of the listing agent and seller that accepting a VA offer is a negative thing,\u201d Gonzales said.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cEach time we help a veteran buy a home, we must educate the listing agent and seller that using a VA loan is a benefit to both the buyer and the seller. There are no unusual fees, hoops or negative impact on the appraisal that we need to worry about.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ricketts, whose real estate practice covers Chicago\u2019s northwest suburbs, said it falls to the buyer\u2019s representative to be \u201ceducating that [seller\u2019s] agent so they can educate their client\u201d on <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/\">VA loan matters<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Doing so might require a bit of extra effort, study and patience, but there\u2019s a reason to move forward, she explained.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cSometimes, that\u2019s where we have to put our patriotic hat on.
