{"id":40269,"date":"2017-12-06T19:19:26","date_gmt":"2017-12-06T19:19:26","guid":{"rendered":"https:\/\/one.sightlinemg.com\/militarytimes\/uncategorized\/2017\/12\/06\/do-your-homework-on-military-friendly-realtors\/"},"modified":"2026-08-08T01:54:54","modified_gmt":"2026-08-08T01:54:54","slug":"do-your-homework-on-military-friendly-realtors","status":"publish","type":"post","link":"https:\/\/one.sightlinemg.com\/militarytimes\/home-hq\/2017\/12\/06\/do-your-homework-on-military-friendly-realtors\/","title":{"rendered":"Do your homework on military-friendly real estate agents"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">Military families moving to or from areas with high concentrations of service members will have no problem finding real-estate support from agents boasting \u201cmilitary-friendly\u201d service.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Like most advertising claims, these should be vetted as much as possible when you select the person who will help you buy or sell something as important as a house. Kathleen Ricketts, a Realtor <a href=\"https:\/\/www.century21.com\/real-estate-agent\/profile\/kathleen-ricketts-P25360603\" title=\"\" class=\"selected-link\" data-original-title=\"\">based in the Chicago suburbs<\/a> and an instructor with the National Association of Realtors\u2019 Military Relocation Professional program, offered some tips on checking out prospective agents.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>1. Be direct.<\/b> Don\u2019t be satisfied with claims of expertise \u2015 skip the fluff and simply ask the agent how many deals he or she has done involving VA loans, or permanent change-of-station moves, or whatever situation you\u2019re in, Ricketts said. While experience isn\u2019t a guarantee of future success, it does make it more likely that the agent has overcome typical problems with <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/\" title=\"\">VA loan processing<\/a> or other concerns in the past.<\/p>\n\n\n\n<a href=\"https:\/\/www.jgwentworth.com\/lp\/hl\/militarytimesLP.html\"><img decoding=\"async\" src=\"https:\/\/arc-anglerfish-arc2-prod-mco.s3.amazonaws.com\/public\/5RJH47MLUJCIJA74ZETALIKTD4.jpg\" width=\"100%\" height=\"auto\" \/><\/a>\n\n\n\n<p class=\"wp-block-paragraph\">There is no \u201cright answer\u201d when it comes to how many cases you need to become an expert; it may vary by location, demand, years in the business, and other factors. However, Ricketts said a military-focused Realtor should do at least 10 VA-related deals a year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>2. Be demanding.<\/b> \u201cI tell agents that if you do get a spouse coming in, they\u2019re going to be PCS-ing, it\u2019s all hands on deck,\u201d Ricketts said. \u201cThat means you clear your schedule as an agent. And you are there, 24-7, for them, because they have such a limited time to come in.\u201d <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Good agents will treat PCS moves \u201cvery similar to a corporate relocation, except it\u2019s on steroids,\u201d Ricketts said. That means assisting outside regular business hours and doing as much advance work as possible before the client arrives for home-scouting.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">If your agent won\u2019t commit to such a schedule, or if early returns aren\u2019t promising, Ricketts said, it\u2019s best to find someone else.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>3. MRP 101. <\/b>Ricketts admitted she might be a bit biased as an MRP instructor, but she said the program offers Realtors a crash course that will benefit their military clients. Attendees are walked through the <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/11\/13\/7-reasons-to-consider-a-va-loan\/\" title=\"\">VA loan process<\/a> with an eye toward helping their customers, but also toward educating fellow agents who may steer clients away from VA-related deals based on <a href=\"https:\/\/www.militarytimes.com\/home-hq\/va-loan-center\/2017\/11\/13\/common-va-loan-myths-and-the-facts-to-set-them-straight\/\" title=\"\">outdated information<\/a> or speculation.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ask your prospective Realtor if they\u2019ve attended the class; he or she may even feature an MRP certification on their website, as a way to
