{"id":65658,"date":"2017-12-19T16:10:36","date_gmt":"2017-12-19T16:10:36","guid":{"rendered":"https:\/\/one.sightlinemg.com\/militarytimes\/uncategorized\/2017\/12\/19\/why-this-map-matters-if-youre-getting-a-va-loan-in-2018\/"},"modified":"2026-08-08T03:05:57","modified_gmt":"2026-08-08T03:05:57","slug":"why-this-map-matters-if-youre-getting-a-va-loan-in-2018","status":"publish","type":"post","link":"https:\/\/one.sightlinemg.com\/militarytimes\/home-hq\/va-loan-center\/2017\/12\/19\/why-this-map-matters-if-youre-getting-a-va-loan-in-2018\/","title":{"rendered":"Why this map matters if you\u2019re getting a VA loan in 2018"},"content":{"rendered":"\n<p class=\"wp-block-paragraph\">The Federal Housing Finance Agency recently released its <a href=\"https:\/\/www.fhfa.gov\/Media\/PublicAffairs\/Pages\/FHFA-Announces-Maximum-Conforming-Loan-Limits-for-2018.aspx\" target=\"_blank\">2018 maximum conforming loan limits<\/a> \u2015 figures that help dictate the maximum VA loan guaranty amounts across the country.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cHelp\u201d is a key word here, as the new loan limit across much of the country \u2015 $453,100, up from $424,100 in 2017 \u2015 is not as ironclad as it may appear.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The loan limit only applies to what VA will guarantee; it does not mean veterans can\u2019t borrow more than that amount to buy a house. It doesn\u2019t even mean VA can\u2019t be part of a loan that exceeds the limit \u2015 VA can still guarantee a portion of the loan, though the rest may require a down payment.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Not an expert on identifying U.S. counties by shape? Click <a href=\"https:\/\/www.fhfa.gov\/DataTools\/Downloads\/Pages\/Conforming-Loan-Limits.aspx\">here<\/a> for the entire loan-limit breakdown in both PDF and Microsoft Excel format.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The above map doesn\u2019t include Alaska, which has a higher limit than the bulk of the nation at $679,650. Same goes for Hawaii, where $679,650 is the lowest figure and Honolulu ($721,050) and Kauai ($713,000) counties check in higher.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Some other areas where veterans will be able to borrow more:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Portions of the Washington, D.C., metro area, stretching down the Virginia coast.<\/li><li>A wide swath of California coastline, from San Francisco to San Diego.<\/li><li>Areas near New York, Boston, Denver and other major cities.<\/li><\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Curious where your target real estate region falls?
