While tasks such as setting rental costs, screening tenants and finding property managers loom on the horizon, one purchase may help settle at least a few nerves in the short term: A home warranty.<\/p>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/management\/pay-benefits\/military-benefits\/2015\/01\/19\/renters-make-sure-your-property-is-insured\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"205\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/08\/635568374786272170-renters-insurancejpg.jpg?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">Renters: Make sure your property is insured<\/h3>\n\t\t\t\t\t\t\t\t\t<p class=\"smg-interstitial-link__excerpt\">If you live in privatized military housing, your monthly rent might include renters insurance but check your contract or with the privatized housing company. You need this coverage.<\/p>\n\t\t\t\t\t\t\t<\/div>\n\t\t<\/a>\n\t<\/aside>\n\t\n\n\n<p class=\"wp-block-paragraph\">\u201cThe small fee you pay for a home warranty will pay for itself the first time you have to use it,\u201d said Cassandra Rowley, a Navy veteran and <a href=\"https:\/\/www.facebook.com\/pg\/cassandrarowleyDT\/about\/\" target=_blank>Realtor in the Seattle metropolitan area<\/a> who specializes in first-time home buyers, many of whom are military members. \u201cThere are some good companies like American Home Shield and Old Republic that offer good products. I would research that thoroughly before renting out.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Some tips for those in the market for a warranty, via <a href=\"https:\/\/www.realtor.com\/advice\/buy\/what-is-a-home-warranty\/\" target=_blank>Realtor.com<\/a> and other resources.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>1. Ensure insurance.<\/b> A home warranty protects certain appliances, some plumbing and electrical systems and other items depending on the policy. It won\u2019t help with the types of structural damages covered by <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2017\/12\/08\/home-insurance-review-5-tips-that-arent-just-for-new-owners-or-renters\/\" target=\"_blank\">homeowners insurance<\/a>, and it\u2019s not a substitute for a full-on review of insurance (yours and your <a href=\"https:\/\/www.militarytimes.com\/home-hq\/2017\/12\/28\/rental-insurance-5-things-troops-need-to-know\/\" target=\"_blank\">tenant\u2019s<\/a>, ideally) that\u2019s part of becoming a landlord. Get some basics on insuring rental properties <a href=\"https:\/\/www.iii.org\/article\/coverage-for-renting-out-your-home\" target=\"_blank\">here<\/a>.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>2. A deal up front.<\/b> It may be too late for some, but if you\u2019re in the market for a home and considering becoming a landlord later, think about adding a home warranty when you sign the mortgage. Many providers offer deals for first-time homeowners, and even if you plan to stay in the home for the length of the warranty, a warranty renewal in time for any rental plans still could save you some cash.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>3. (Very) fine print. <\/b>Debate over a typical home warranty claim involves the owner and the provider, with the repair company sometimes added to the mix. As a landlord, you\u2019ll also need to deal with tenants and property managers when it comes to the repair, possibly from a long distance away. Tax benefit. <\/b>Because the warranty is an operating cost of your landlord business, it may be a tax-deductible expense. Talk to your tax professional to find out whether you would qualify.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><b>5. Do I need one? <\/b>As with any insurance program, weigh the risks and rewards. Newer homes, or those with newer appliances, may not need an expensive policy, and some appliances already may be under their own warranties, or they may be under a service contract. What happens if repairs are needed and your warranty company doesn\u2019t do business with the service contract agent?
