Individuals who qualify can receive lower interest rates, smaller closing costs and often do not need to make any down payments to finalize the loans.<\/p>\n\n\n\t<aside class=\"smg-interstitial-link wp-block-smg-interstitial-link\">\n\t\t<a href=\"https:\/\/one.sightlinemg.com\/militarytimes\/veterans\/2019\/03\/14\/5-tips-for-troops-and-vets-buying-their-first-homes\/\" class=\"smg-interstitial-link__inner\">\n\t\t\t\t\t\t\t<div class=\"smg-interstitial-link__media\">\n\t\t\t\t\t<img loading=\"lazy\" decoding=\"async\" width=\"300\" height=\"157\" src=\"https:\/\/one.sightlinemg.com\/wp-content\/uploads\/2026\/07\/AP_05111103300.jpg.jpg?w=300\" class=\"smg-interstitial-link__image wp-post-image\" alt=\"\" \/>\t\t\t\t<\/div>\n\t\t\t\t\t\t<div class=\"smg-interstitial-link__content\">\n\t\t\t\t<span class=\"smg-interstitial-link__kicker\">Related<\/span>\n\t\t\t\t<h3 class=\"smg-interstitial-link__title\">5 tips for troops and vets buying their first homes<\/h3>\n\t\t\t\t\t\t\t\t\t<p class=\"smg-interstitial-link__excerpt\">VA loans offer generous terms to veterans that civilians can\u2019t get.<\/p>\n\t\t\t\t\t\t\t<\/div>\n\t\t<\/a>\n\t<\/aside>\n\t\n\n\n<p class=\"wp-block-paragraph\">In fiscal 2021, department officials guaranteed more than 1.44 million loans valued at roughly $447 billion, a new record high and up 15 percent from the prior fiscal year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">John Bell, acting executive director of VA\u2019s Loan Guaranty Service, attributed the jump to \u201chistorically low interest rates driving demand and increasing home values driving sales.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But he also acknowledged that would-be homebuyers still face problems using the program.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cMisperceptions still persist among sellers and selling agents that VA financing is less than desirable than conventional loans,\u201d he told committee members. \u201cWe believe more industry education is needed to break the stigma that veterans are anything less than highly competitive borrowers utilizing a financially secure loan program.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A survey earlier this year by the National Association of Realtors found that only 39 percent of sellers were likely to accept a VA home loan for their home, compared to 89 percent who would accept a conventional home loan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Leslie Rouda Smith, president of the NAR, said her organization is working to improve perceptions of the loan and make it easier for realtors to navigate the special process.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">\u201cEvery state is different and \u2026 [any complication] could derail the process, where the seller will go to the next person,\u201d she said. \u201cBut I do know too that there are also sellers out there that will do anything they can to sell their home to a veteran, and a lot of proud realtors that would love to see our veterans have a roof over their head.\u201d<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Other advocates said that the negative perception of the program is part of the problem, but so are cumbersome requirements for it.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">For example, typical home appraisals done before loan approvals take a few business days. She and Bell both said they are working on that issue, trying to find ways to improve compensation for sellers without hurting veterans financially.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Bell said VA officials are working with advocates and Congress on potential changes.
